WaterColor Smart Lock is the electronic-hardware arm of our WaterColor locksmith work: keypad deadbolts, motor-driven latches, Wi-Fi and Z-Wave bridges, and the access codes that run behind them. Most calls we get on this line are not "the lock broke" — they are "the keypad lights up but the bolt won't move," "the app says unlocked and the door is not," or "the code the last guest used still works." What actually fails on a smart lock, in order of how often we see it

An electronic deadbolt is three systems stacked in one housing: a battery and board, a small gearmotor with a clutch, and an ordinary mechanical bolt and strike. Almost every service call traces to one of those three, and telling them apart before anyone touches the door saves the homeowner a replacement lock.

1. Power, and the false "dead battery"

Alkaline AA cells lose voltage under load long before they read empty on a tester. A motor drawing current through a stiff bolt can brown out a pack that still shows 1.4 volts at rest, so the keypad lights, beeps, and then does nothing. That is why "I just changed the batteries and it still won't open" is such a common second call. On the coast we also see corrosion creep across the battery contacts and the spring terminals — a grey-green bloom that adds resistance in a circuit that has almost no headroom to spare. A tech checks contact condition and voltage under motor load, not at rest, and looks for the leakage trail that tells you a cell vented inside the housing.

2. The motor and clutch

The gearmotor in a residential smart bolt is small on purpose — it has to run for a year on four cells. It has very little reserve, so any extra friction in the bolt path shows up as a stall. Symptoms: the motor whirs and the bolt creeps, the lock retracts but will not extend, or it throws fine on a door standing open and fails on a door that is closed. The last one is the giveaway that the fault is not electronic at all.

3. The door, the strike and the frame

This is the one nearly everyone misdiagnoses. Humidity swells a wood door and jamb; a heavy exterior slab settles on its hinges; a storm-rated frame moves a hair after a wind event. Now the deadbolt has to shave past the edge of the strike plate instead of dropping cleanly into the box. A person with a key never notices — you just push the door and turn harder. A motor cannot push harder. It stalls, logs an error and the app says "jammed." The correct fix is to make the bolt path free again: adjust the strike, deepen or realign the mortise, shim a hinge, or address the sag that moved the door in the first place. Replacing the smart lock fixes nothing and the new one jams within a season.

Salt air, humidity and electronics that live outdoors

A WaterColor front door is a marine environment whether or not it faces the water. Salt aerosol travels well inland on the prevailing Gulf breeze, settles on the exterior escutcheon, and stays damp in our humidity instead of drying off. Three consequences we plan around on every install:

The practical takeaway: on an exposed door, choose hardware rated for coastal or marine service, and treat the seals as consumable. A gasket that has gone hard and shiny is not sealing anything.

Access codes: the part that quietly goes wrong

Mechanical keys have an obvious failure state — you can see who is holding one. Codes do not. Most of the security problems we are called to fix on electronic locks are not broken hardware, they are code hygiene.

How the code list actually gets messy

A lock ships with a programming or master code. Someone adds a code for a cleaner, another for a contractor, another for a family member, one for a neighbour watching the place, and one "temporary" code that was never temporary. Nobody keeps the list. Two years later the owner cannot say how many codes exist, who holds them, or which slot is which — and the lock will happily open for all of them.

What a reset actually involves

A proper code service is not just deleting the codes you remember. We factory-clear the lock so every stored credential is destroyed, set a fresh programming code that is not a birthday or an address number, re-add only the codes the owner can name a person for, and write down which slot belongs to whom. Then we deal with the part people forget: the mechanical override cylinder. Nearly every electronic deadbolt has a keyway for the day the electronics die, and that key is often the one that came in the box or the one the old cleaning service still carries. Re-pinning that cylinder is what actually closes the loop, and it is why we treat code work and rekeying as one job rather than two.

Codes with an expiry are worth more than a strong code

A six-digit code shared with eleven people is weaker than a four-digit code that stops working Sunday morning. If the lock supports scheduled or single-use credentials, use them for anyone who is not a permanent occupant — cleaners, trades, deliveries, guests. The point is not secrecy, it is expiry.

Choosing electronic hardware for a coastal door

Deadbolt or interconnected handle?

A standalone electronic deadbolt over a plain passage handle is the simplest and most repairable arrangement: two independent mechanisms, and a failure in one leaves the other working. An interconnected or all-in-one unit looks cleaner and gives you one motor, one board and one set of batteries for both latch and bolt — which also means one failure locks you out of both. On a rarely-visited second home, we lean toward the separated setup for that reason.

Wi-Fi, Bluetooth, Z-Wave or nothing at all

These are not tiers of quality, they are different jobs. Bluetooth-only locks work at the door and nowhere else — fine for a primary residence, useless for granting access remotely. Wi-Fi locks talk to the internet directly and cost battery life doing it; a lock that polls a cloud service all day eats cells several times faster than one that wakes on a keypress. Z-Wave and Zigbee locks are quiet and efficient but need a hub, which becomes another thing that can be offline when you need it. And a plain keypad lock with no radio at all remains a perfectly good answer for a door that only needs codes rather than remote control.

Grade and bolt geometry still matter

The electronics are the newest part and the least likely to be attacked. Physical resistance still comes from the same places it always did: a full one-inch throw bolt, a hardened insert, a strike box anchored with three-inch screws into the framing rather than the jamb trim, and a door edge that has not been chewed out by previous hardware. A high-end smart lock screwed into soft jamb trim is a high-end smart lock hanging off soft jamb trim.

What a technician actually inspects on a smart-lock service call

Before you call, have these ready

It genuinely shortens the visit. Know the brand and rough model of the lock, whether it is battery or hardwired, and whether it fails to lock, fails to unlock, or fails only when the door is shut. Note the exact sounds — a click with no movement, a whir with no movement, and three beeps with a red flash all mean different things. Say whether you still have the mechanical override key and whether you know the programming code. Tell us if the door has recently been painted, replaced, refinished or hit by weather, because that reframes the whole diagnosis. If the lock is on a rental or a second home, mention who else currently has codes.

When repair beats replacement, and when it doesn't

Repair is the right call when the fault is mechanical or environmental: alignment, hinge sag, a corroded contact, a hardened gasket, a worn tailpiece, a swollen door. Fix the cause and the existing lock goes back to working normally. Repair is also right when the only real problem is credential sprawl — that is a service, not a purchase.

Replacement earns its place when the board has been through water and is showing intermittent behaviour, when the exterior housing has corroded to the point that it no longer seals, when the model has been discontinued to the point that no keypad or escutcheon is available, or when the hardware is simply the wrong tool for the door — a Bluetooth-only lock on a house that needs remote access for cleaners is not a repair problem. We will tell you which of those you have rather than defaulting to the more expensive answer.

A house that sits empty for weeks fails differently from one that is lived in. Batteries drain with nobody around to hear the low-battery chirp. Humidity cycles harder because the air conditioning is set back. Doors swell and shrink through a season with nobody opening them to notice. And the code list grows every time a new cleaner or contractor comes through. For a property that is not occupied year-round, we suggest a scheduled battery change on the calendar rather than on symptoms, a code purge between seasons, and an override key that is not in the lockbox that everybody's phone photo already shows. That is the boring maintenance version of security, and it prevents most of the emergencies we get called for.

Common Questions

My keypad lights up but the bolt won't move. Is the lock dead?
Usually not. Lights mean the board has enough power to run the display; the motor needs far more. Two likely causes: cells that sag under load, or a bolt that is binding against the strike. Try the lock with the door standing open — if it throws freely then, the lock is fine and the door alignment is the problem.
Do I still need a physical key if I have a keypad lock?
Keep one. Nearly every electronic deadbolt has a mechanical override cylinder for the day the batteries die or the board fails, and that key should live somewhere off the property rather than in a lockbox by the door. If you don't know where yours is, we can re-pin the override cylinder and cut fresh keys.
Can you wipe every code on a lock when I don't know the programming code?
Yes. Most electronic deadbolts can be factory-reset from the interior of the lock, which destroys all stored credentials, after which we set a new programming code and add back only the ones you want. We re-pin the mechanical override at the same time, since an old key defeats a fresh code list.
Will a smart lock survive the salt air here?
With the right hardware and a little maintenance, yes. Choose a coastal- or marine-rated exterior finish, keep the escutcheon gasket in good condition, use anti-seize on the fasteners, and rinse exposed hardware with fresh water occasionally. What kills locks on the coast is not one storm, it is years of damp salt sitting in a seam.
The app says the door is unlocked but it isn't. What's happening?
The app is reporting the motor's last commanded state, not the bolt's real position. If the bolt stalled part-way or the radio dropped the confirmation, the app and the door disagree. It points at either a binding bolt or a connectivity gap, and both are diagnosable at the door.
